St. Vrain Ranch Assessments 2021
The 2021 Annual Assessments will remain the same at $300. The assessments are necessary to meet budget requirements for maintenance and operating expenses of the Association. Assessments will be invoiced to all property owners at the beginning of the year 2021 with a due date of April 1, 2021.
This year a payment option will be available to make ½ payments, which will be due April 1st and October 1st with a $10 service charge for each payment. Payments may be made by using a credit or debit card with your PayPal account.

Please keep your sidewalks and driveways clear of snow. The Association does not provide snow removal for your sidewalks or streets. Snow should be removed within 24 hours of the last accumulation of snow and ice. The association trail will be cleared by the contracted landscaping firm according to the association priority list. The Town will remove snow on the streets according to the snow removal and priority list which can be viewed at www.ci.firestone.co.us If you are going to be out of town, remember to make prior arrangements to have your walkways cleared in the event it snows while you are away. Important – Snow may not be blown or thrown into the street.

Ash trees on our Trail
The Ash trees in our subdivision have been treated yearly for Emerald Ash Bore (EAB) infestations. This year it was discovered that we now also have Lilac Ash Bore (LAB) infestations. Both are wood boring insects that slowly kill the tree.
Two tree maintenance companies were contacted to review and provide their recommendations. Both arborist from these companies recommended the same: all ash trees be removed. The cost to treat for EAB and LAB on these trees on an annual basis over the next five years will exceed to cost to remove them.
Due to the cost of removal, stump grinding and new trees which will be very costly, the Board will complete this in phases over time. The ash trees on the trail have the most damage so that is where we will start. You may see this work going on the trail by SavATree (formerly Swingle) in early November. They will initially do the removal and stump grind. New tree planting would occur in the late Spring.

Fall & Winter Exterior Maintenance Check List
The property owners association was formed to preserve and enhance the value of the members’ property and to operate, govern, manage, supervise and care for the community and the common elements of St. Vrain Ranch.
To support these requirements and to maintain the attractive appearance of the neighborhood we have created a checklist that may help you:
- – Rake leaves and pine needles (do not blow into street)
- – Verify trees, shrubs and bushes do not extend over the sidewalk, over or through the fence
- – Store outdoor furniture and cushions
- – Clean Gutters and Downspouts
- – Check for missing shingles
- – Clean out window wells
- – Remove hoses from spigots. Drain and store.
- – Clean out Chimney
- – Cover AC unit
- – Remove snow from sidewalks within 24 hours of the last accumulation of snow and ice (do not blow/shovel into street)
Remember: all permanent exterior improvements require a Design Review submittal/approval before starting the work.

Roof Repairs / Replacement Post Hail Damage
Roof replacements require a Design Review (DR) Request Form be submitted for approval, the same as any other exterior improvement. If you are replacing same color just mark roofing and write same color. When re-roofing with the same color, you may submit your DR request form by e-mail. If you decide to change the color of your roofing material, please mail the DR request form along with the color sample from the shingle brochure to the mailing address noted on the DR request form.
